Valley Commerce Center (“Valley Commerce”) marks Bow River’s second value-add office investment in Phoenix. Phoenix is experiencing the second fastest non-farm employment growth of any metro area in the US (over a population of 1.0 million). Valley Commerce is strategically located in the Midtown submarket, which has seen an influx of office demand due to Creighton University’s announcement of a $100 million medical campus development, the Steele Indian School Park development, which is in the planning phases to build approximately 2.3 million SF in mixed-use towers along with a robust multi-family pipeline with over 5,000 units under construction within a few miles of the Project. The Project, conveniently situated along 7th Street with attractive frontage, will benefit from many walk-able restaurants and retail amenities and is less than 1.5 miles from the Camelback/Biltmore corridor to the east.
Bow River’s Real Estate Fund II closed in July 2018 with $186 million in capital commitments. This marks Bow River’s second pure-play real estate fund which has closed 11 deals, including Valley Commerce Center, since inception. The fund’s strategy focuses efforts on opportunities where we have differentiated market insights and/or strategic relationships that position Bow River to add considerable value.
