Bow River Real Estate Fund II Acquires Centerview Crossing

Bow River Capital is pleased to announce the acquisition of Centerview Crossing (“Centerview”) by Bow River Capital Real Estate Fund II (the “Fund”). Centerview is a seven building, Class B office portfolio totaling 237,000 square feet and situated on 17.4 acres in San Antonio, TX. San Antonio was ranked 3rd in employment growth among the 50 largest metro areas in the United States during 2017, adding 33,100 jobs to an employment base of 1.03 million jobs for a 3.2% growth rate. Centerview presents an opportunity to create value by increasing the property’s occupancy to the market rate of 84%. Additionally, the in-place NOI provides cash flow to cover carry costs during lease-up.

Bow River Capital’s ability to move quickly and efficiently through the due diligence and closing process put us at the forefront of the competition. Our team’s ability to understand the submarket, further affirmed Centerview’s alignment with our investment objectives.

UMB Bank provided the debt financing under the leadership of Malcom Evans out of their Denver branch.

The Fund is Bow River Capital’s sixth fund and second opportunistic real estate fund. Founded in 2003, Bow River Capital is a private investment firm based in Denver, Colorado. The partners formed Bow River Capital following several years of successfully investing their own monies with a long term vision of building a world class, diversified investment management platform committed to the lower middle market. Collectively, we have deployed capital into diverse industries and across the capital structure.
